7 Questions to Ask a Chicago Listing Agent

What sellers should ask before hiring a listing agent, including pricing, showings, follow-up, marketing and communication.

When you interview a listing agent, the goal is not to hear a polished sales pitch. The goal is to understand how that agent will price, prepare, market, show, follow up, negotiate and protect your sale.

For a Chicago condo seller, especially in the New Eastside or Lakeshore East, the best questions are specific. You want to know how the agent handles building details, buyer objections, broker follow-up, private interest, MLS exposure and pricing adjustments if the first week is slower than expected.

Quick Answer

Before hiring a listing agent, ask how they will price your home, prepare it for market, handle showings, follow up with buyers, market beyond the MLS, use local relationships and adjust strategy if the listing does not sell quickly.

1. How Will You Price My Home?

A strong agent should explain the pricing strategy with specific comparable sales, active competition, days on market and buyer behavior. For condos, they should also adjust for view, tier, floor height, parking, assessments and condition.

If the answer is only “this is what I think it is worth,” ask for the data behind it.

2. What Should I Do Before We List?

Preparation can affect both photos and buyer confidence. Ask what should be cleaned, repaired, painted, staged or left alone. Good advice should be practical, not a list of expensive projects with no clear return.

3. How Do You Handle Showings?

A showing is not just opening the door. A good listing agent understands what the buyer is comparing, what questions may come up and which details need to be explained without overwhelming the visit.

For New Eastside and Lakeshore East condos, that might include the view, parking, assessments, building access, Pedway routes, park access or how the floor plan lives day to day.

4. What Happens After a Showing?

Follow-up matters. Ask how the agent collects feedback, responds to buyer questions and stays in touch with buyer agents after showings. Sometimes a floor plan, neighborhood guide, video or building detail helps a buyer understand the property better.

A thoughtful follow-up plan can keep your listing from becoming just another showing on a buyer's schedule.

5. How Will You Market Beyond the MLS?

The MLS is important, but it should not be the entire strategy. Ask about professional photography, listing copy, video, email outreach, broker networks, private buyer lists, social media, open houses and building-specific marketing.

6. How Do Your Local Relationships Help?

Local relationships can help expose the property to agents who already have buyers in the building, price range or neighborhood. They can also help with practical questions during a transaction because experienced agents often know the buildings, attorneys, lenders and common condo issues.

Relationships should support the strategy, not replace it. You still need strong pricing and marketing.

7. What Will You Do If We Do Not Get Strong Activity?

This is one of the most important questions. Ask what the agent watches after launch: showing volume, saves, online traffic, agent feedback, competing listings and buyer objections. Then ask what would trigger a change in strategy.

A listing should not sit with no plan. If buyers are not responding, your agent should help you understand whether the issue is price, presentation, access, competition or market timing.

Bonus Question: How Do You Communicate?

Sellers should know what to expect. Ask how often you will hear from the agent, what information they will share and how quickly they respond during active negotiation, attorney review and closing.

FAQ About Interviewing Listing Agents

Should I choose the agent who suggests the highest price?

No. Choose the agent who can support the price with data and explain how buyers are likely to respond.

How many agents should I interview?

Two or three is usually enough to compare strategy, preparation advice, communication and local experience.

What if two agents give very different values?

Ask each agent to show the comparable sales and active listings behind the number. The better answer should be easier to understand.

Should I ask for references?

Yes. Past sellers can tell you what communication, negotiation and problem-solving felt like during the process.
